Whether it is helping people building or working on their first home, their second home, or their retirement home we are able to make the process exciting and enjoyable. By building homes “one at a time” we are able to provide our clients with our undivided attention and unparalleled customer service.
Once you have made the decision to contact us and you feel comfortable moving forward, the process is similar for most projects. Following is a brief summary of the design/build process.
•Initial Site Visit-During this meeting our goal is to learn as much about your site and your project as we can. This will include discussing your desires for the project, your wants and needs, your budget and our schedules. Photos, measurements, and sketches are usually taken at this time also. A determination will be made at this time if the project will need any variances from the zoning authority to be built and what permits will be necessary to build your project. On smaller projects we may be able to provide you with an estimate at no charge. On larger projects, where we will need to invest a considerable amount of time preparing useful plans, specifications, and estimates, we would sign a Design Contract to cover our expenses only. Of course this cost would be credited back to you should you choose to hire our firm for your project.
•Plans/Specifications/Estimates-This process involves ongoing communication with our clients to develop a working site plan and a working set of blueprints with elevations and 3D views and the specifications necessary to put together a comprehensive estimate. Our subcontractors are contacted at time also to get their expert input regarding design and cost. The plans, specifications, and estimates are a work in progress that can take anywhere from several weeks to several months to finalize.
•Contract-Once our clients have approved the plans and specifications the process then moves to completing the Building Contract if they desire. The standard Wisconsin Builders Association Contract is used to outline the specifics of the project.
•Permits-After the Building Contract is completed Custom Construction & Design, Inc. will obtain all the permits necessary to proceed with the construction of the project.
•Start Date-Project is started within 10 days of receiving all permits.
•Construction Process-Constant communications with clients via email, phone, or site meetings to keep the lines of communication open and the project moving forward and on schedule.
•Completion-Upon completion of a project the builder and the clients will perform a final inspection or “walk through” of the project. At this time any items that need correction or adjustment are noted on a “punch list”. This is also when the builder can educate the clients on how the home and its components operate.
•Warranty-Custom Construction & Design, Inc. includes a 1 year written warranty for materials and labor against defects in construction on all of our projects.
